Unhappy Break Lease?

My husband and I just signed a lease on our Brooklyn apartment in January, for a 18 month period. Shortly after I lost my job and have not been able to find another yet. Additionally, we have a tenant in our Colorado home and she is moving out. We need to break the lease here and move back there to take care of things.

Our lease states that we may not assign the lease or sublet, but we simply can not afford it any more - I don't know what to do, or what to tell our landlord...has anyone any experience with this?

You need to talk to Landlord expect this to cost you. Have an idea of what you can do so offer him. Have several plans. He might agree to sublet after all its rent. All you can do is ask. The lease is binding contract that cannot be altered without both parties consent. Whatever you agree to get in writing signed by all parties

Thank you...I am going to talk to him today. If he says no, then we have to stay and figure things out. Thanks!
