Confused Can I break my lease if I am seeing weired things going on in my house

Hello my name is Maria I live in San Diego, I rented a house after losing my mine to a forclosure. well since we moved inn strnge things have been going on such as my wall heater turns on by itself in the middle of the night. tv also turn on by itself. water get turned on and diffrent appliances thru out the day it dosent happen on a daily basis, but maybe once or twice a week. my 10 yr old son is horrified he will not sleep at all in his room he says he feels someone in his room at night, he has woken up saying he see's an older women in his roming sitting by his bed.

I have asked a number of time to my lanlord if some died in the house and she says no. well I don't believe that. I have asked neighboors and they say yes the old owners wife died but maybe not inside the home, what can I do to get out without breaking my lease I still have 5 more months untill my lease ends. Please help I wish I could afford to break and pay to leave but I cant afford it is there any way I can get out this mess.

"Weird things" is not a legitimate reason to break a lease. The water heater should turn itself on and off periodically throughout the day and night. This is normal as it is merely maintaining the hot water for whenever you desire to use it. If it did not, the water would be cold when you decided to turn on the faucet in the morning.

The LL is not responsible for your TV or appliances. But you might want to have a electrician check the home's circuits. Perhaps there is an electrical problem that is sending surges through the lines (thus turning on or off appliances)? This happens to my lamps whenever we have a power surge here. Have it checked to be sure there isn't a problem there. If there is, send a repair request to the LL ASAP. Try also plugging the TV and lamps into surge surpressors.

Get your son a night light or a fish tank if he is afraid of the shadows he sees at night. I seriously doubt your house is haunted. Even if it were, the courts would not uphold the breaking of a lease for this. If you absolutely can't stay. you need to negotiate a lease break with yout LL.
