Our ex-landlord informed us (verbally) in January that she was breaking our lease (6mos. into a 1yr. lease) because she was going bankrupt and moving back into the residence with the stipulation that we could get items (i.e. dog kennel,sandbox) in the spring after the ground thawed. She did not even give us 60 days notice or written notice. She told us that we had to have the carpets cleaned & scotchguarded (per the lease) but when we went to get quotes she told us we could only use one specific service (who was really expensive). We did as told got everything out (except outside items) and had a walk though with her "agent" (best friend) and got an all clear with the knowledge that we still would be moving items from the deck and outside but handed in all the keys and garage remotes so we could not access the inside. She also gave us our full deposit back and said "Thank you for taking such good care of my home". We had witness at the time of walk through to CYA. Three weeks later she calls swearing and stating that we ruined her toilets, all appliances, and whirlpool tub and would be getting a bill to replace everything. Today she calls and says that if we do not get all our items out of her yard that she is having someone remove them and charging us to do so. Add it to the already long list of things she says we now owe. We know for a fact that her agent was in the home after we release all our keys and do not know what may have gone in to the house. What can we do? Do we have to pay all these "fees" that all the sudden she says we owe? we feels she is doing this because she is out of funds and trying to get them from us. Please help.

Go get your items ASAP. Don't pay anything. Tell her that her agent signed off on the house saying it was well taken care of and that you have a witness to state so. Let her take you to court if she tries to collect.
