Default Year-to-Year Basis Tenancy

I am a tenant and my lease will be expiring in April. The lease says it continues on a year to year basis until the landlord or tenant terminates the tenancy. We would like to move out so we can buy a house but will not be able to do so for probably a couple months after the tenancy ends. Does this type of tenancy mean I am stuck paying for another year of rent or can I pay monthly on an as needed basis?

I suggest you contact the LL and get it in writing that you can go month to month. Your lease states it goes year to year, not that it can go month to month after the first term is over. I would interpret that to mean it rolls over to another year of lease if you stay. Get an approval for m2m in writing, or move out (giving the required prior notice, of course) and find short term housing until you buy.
