Notice Required in Indiana on Month to Month Lease

We had a tenant who moved out without contacting us or giving us notice, either written or verbal, even though the lease states that they have to give written notice of intent to move. Their lease had expired and they were on a hold over month-to-month lease for a quite a while. We received a phone call at the end of November stating that they moved out. The lease does not specifically how much notice they had to give.

In Indiana, per the state rules, aren't you required to give 30 days notice? And if so, is it 30 days from the date of the phone call or is it 30 days, meaning through the month of December?

Tenant must give one month's notice to terminate and be responsible for rent through that period according to state law. I would count forward one month from the date they phoned you, since that was your first notice of their intent to vacate the residence. They owe rent for 30 days after that. Deduct it from the deposit and send an itemized statement to the tenant within 45 days.
