MN Law, break lease because of Job
Hello,
I'm in MN, and I've accepted a job in LA. Is there any way I can get out of my lease which has 6 months left on it. I'm trying to sublease it, but am having difficulties. Do I have any options? Jason |

You have 3 options, actually 4. Choice 3 is your best option.
1. Ask your LL if you can get out without penalty. Chances are slim, but it can't hurt to ask. 2. Sublet if your lease allows you to and if the LL approves of the sublettor. 3. Negotiate a lease break fee and pay the LL to break the lease. Normally this is an amount equal to 1-2 months of rent. If you choose this option, get a letter from the LL that you have no further obligations under the lease. 4. Continue to pay rent and any other lease obligations until the LL re-rents the unit. Keep in mind that MN state law says the LL has no duty to try and re-rent the unit and he may not try. |
