Default tennant arrested in unit

I need some help. The police raided one of our units in Las Vegas and arrested the tenant. In the process the police broke the windows and the door. They also destroyed some of the plumbing, probably because they were looking for contraband.

I have two questions:

1. When can we declare the unit abandoned so we can prepare it for a new lease? The arrested tenant was already late in this month's payment. Also, since the tenant was arrested in the unit all of his property is still in the unit. What must we do with his property?

2. How do we recover the costs from the damaged apartment from the police raid?

1. If he is in jail on a charge where he won't be released anytime soon, you can follow Veveda Revised Statutes 118-A.450 and 118-A.460 for abandoned property. But if he is going to be released shortly because no contraband was found, you are better off to serve the 5 day Pay or Quit notice and file for eviction.
2. Don't plan on getting repaid from the police department. A place of mine was raided last year and the tenant arrested. They even pulled out the insulation out of the ceilings. I never got a penny. I had to sue the tenanat for the damages caused by his illegal behavior in the unit.
