Confused I need help really bad!

I just moved into a new apartment on November 8th and I am having a couple of issues, I am wondering if I have a leg to stand on with them.

1) Before we had moved into the apartment, we had viewed a model 2bd/2ba, they did not have any 3bd/2ba apartments available. The leasing agent told us that we had the option to add new hardwood laminate floors into our unit but it would cost an extra $75 per month on our rent. We agreed to do this though. The 3bd/2ba unit would be available on Oct 25th. Knowing this I suggested that we would want to move in on November 1st, but the agent had told us that they would need extra time to be able to install the flooring and do full renovations because the previous tenant lived here for 13 years. We then decided to move in on November 8th because of this. A couple of days before signing our lease, I called three different times to make an appointment to view the unit to make sure we wanted to even live there. I never recieved a call back EVER! On November 7th, we came into sign our lease and do our walk through. We were cohereced into initaling our walk through paperwork before actually even looking at the unit. When we actually did our walk through (no agent came with us, it was by ourselves), we noticed that the unit did not have hardwood laminate floors like it was suppose to! We immediately called the manager, and her only compromise with us was that there was nothing she could do. She said that the information the agent gave us was the wrong information and that they do not put in ANY new flooring unless the unit needed it. We then asked what about the extra $75 and she also informed us that that money is because the unit was renovated. I do not think it is fair that we have to pay for their renovations and not even get the flooring we wanted. I know in our file that the agent had noted we wanted the hardwood laminate flooring. If I could I would move somewhere else but where am I going to go now? Do I have any leg to stand on?

2) This issue actually might go with the 1st issue. After living in the unit for one night, we noticed that there is a weird smell. Well, we figured it out, the old tenant had animals and you could still smell the urine in some of the rooms. Don't they have to replace the floors and the padding? This is gross.

Did you get ANYTHING in writing that the extra $75 a month was for the laminate floors? Did you only discuss this with a rental agent, or with management at the complex?

Why did you go ahead and sign a le4ase on a unit sight unseen? Why didn't you ask for the walk through BEFORE you signed the lease?

You need to write a letter to amanagement immediately and state that their agent made an agreement with you to install these hardwood floors for the extra $75 a month. IF they choose not to install the flooring as promised, they need to adjust the rent to the previously quoted amount. Further, you need to ask for the carpets to be cleaned to remove the animal smells from the previous tenant. Send this letter by certified mail, return receipt requested, and keep a copy. In the letter, ask that they contact you within 14 days to resolve these issues.
