want tenant to leave

I rented a houseto a friend of mine. She has been there for over a year. all agreements were verbal. Nothing in writing. To make a long story short, she still owes me for half of Oct. She still owes for all of Nov.

there are other issues too. but I just want her to leave at this point and told her that on Nov 4th I want to follow this up in writing. Please help. Dont want the money, just want her to go.

In MA, you need to give a Pay or Quit notice to the tenant demanding payment in full. When she doesn't come up with all that rent, you can file to evict her. If she does come up with all the rent, follow this with a 30 day notice to terminate the tenancy. Ask that she be out of the unit before the 30 days expire. If she doesn't, file for eviction immediately.

Never rent to freinds or family. It never turns out well in the end.

I forgot to say, don't accept partial paynebt of rent. Only payment in full.
