I am a building and businessowner. Currently, another businessowner is occupying a portion of my building. He has been there for 2 years and has never executed the original lease (he has an unsigned copy). The lease was for one year with a two-year renewal. I want him to move out now- I need the space. I asked him to move out two months ago. What do I do to get him out?

Send him written notice of 30-60 days (depending on your state) to vacate the premises. Keep a copy and send it certified mail, return receipt requested. If he doesn't move out by the end date, do not accept any more rent and file for eviction. A further question: Why would you allow someone to move into commercial space without a signed lease? Get a good commercial lease with a lock out clause and always make sure it is fully signed before you hand over keys.
