Confused Landlord suing Tenant

Hopefully someone can help me. We live in Hazard County Ky. we had rented our home out while my husband was stationed at another base. The tenants had an option to purchase the home and we were working with them. they then stopped paying rent, stopped returning calls to us, and both realtors. We did an evicition process and they were even provided additional time to help them out. After they left we have since had to replace all flooring as their was water damage through out the house they never notified us about, we had to purchase all new appliances as the house had german cockroaches and had to be fumagated. We were put out the cost of all repairs, unpaid rent, I have spoken with them and their response is who care if you sue everyone else is as well so you wont get a penny. I am not concerned with the monies at this time I simply want to make a point. What forms do I need to file in ELizabethtown KY, Hazard County to file suit against them.

This is probably fake as there is no Hazard County, KY. There is a city named Hazard, but it is in Perry County. And Elizabethtown, KY is located in Hardin County. Hard to imagine that someone could not know the name of the city and/or county in which they own property, lol.

You will not get the price of new appliances. You could have cleaned and bug bombed the previous ones. The most you could possibly get would be the depreciated value of the old ones. How old were they?

You can file a case in small claims court against the ex-tenants for unpaid rent, repairs for their damages, extermination costs, and court fees for the eviction. Call the clerk of court and ask how to file a small claims court case.

OK let me clear this up as this is my house, my friend was trying to do me a favor but i guess she didnt make it make sense.
Ia m not asking for opions as to what dollar amount I can and can not claim. What I am asking for is what forms do I need to file to file a lawsuit against them. I was told that once these forms get filed and served to the previous tenants they have 20 days to deny the allegations and take it to court (when a judge will decide what Dollar amount I can receive or not) If the tenants fail to deny the claim and the 20 days pass by then I automatically win the judgement,........that is all I am asking for.....what forms do I need to file her in Hardin County???? Any positive help would be greatly appreciated.

You can file a case in small claims court against the ex-tenants for unpaid rent, repairs for their damages, extermination costs, and court fees for the eviction. Call the clerk of court and ask how to file a small claims court case. You would have to contact the clerk of court since the forms differ by state and even by county to file in their court. Please call them today or check their website. Many courts now have the forms for their court on the web. Good luck.

I am needing to file a claim amount larger than what I can file in small claims (max is $1500) I am trying to figure out how to file for a larger amount?

Larger claims than the small claims court limit need to be filed in civil court. Call the clerk and ask how civil court suits are filed.

Thats where my problem started the court house wont tell me what i need to file they say if I dont know then i better hire a lawyer...NO help at all. I dont want to hire a lawyer just yet, now once they deny the charges and take it to court then i might do that.
