Default Landlord asking us to vacate for hurricane repairs?

We are no longer in a lease and are renting month to month. Our townhome has damage that needs to be repaired from hurricane Ike (mostly cosmetic) and she is stating that we will have to move out during the repairs. We instead gave notice that we would be moving and when we moved in paid first second and last months rent (this is the way it was stated to us). She is now stating that we owe her rent for this month and I need to know if this is right being that we were told we were paying last months rent at time of move in. We have even found a place that we can get into so that she does not have to wait until the end of the month to start repairs. I need a good rental history from her in order to move and don't have money to move out and move back in and she is considering selling the place anyway. What are my rights?

If you have a receipt showing that you paid last month's rent at the signing of the agreement, you should not owe rent money unless your rent has increased since you signed the lease. If the rent has increased since then, you should only owe the difference between what you paid toward the last month's rent and what the current rent is. Once you give written notice to vacate, the pre-paid rent should cover that notice period.
