I am about to move out of an apartment that I have lived in for about 6 months. I've recieved a letter stating that I may be charged for paint (life expectancy 2yrs) and carpet (LE 5yrs), and this has gotten me a bit nervous.
The initial "walk through" was not a walk through at all, but me glancing at photos that were taken by the agent. Upon moving into the apartment, I took my own photos and wrote a letter to the agency stating that the condition in which I recieved the apartment was not what I had expected. The walls look, well, not good. The paint job anyways. There are light and dark spots, like someone didn't know what they were doing. And the carpet was gross; coming up at some corners and thresholds, holes here and there, and filthy, absolutely filthy. My mother's personal steamer pulled up a lot of filth for something that should have done professionaly. It is stated in my lease that I am to pay to have the carpets professionaly steam cleaned, as in the manner I recieved it. I took pictures of everything (even the nasty water that came out of the steamer) and stated everything that I found a bit odd to the office. They said that all was acceptable and that carpets were professionaly cleaned. I am still living at the apt and I'm planning to move out the end of October. My lease was only for 6months, I have put nothing on the walls, and have had no damage to the carpet. They say I am to leave the apartment in the same way I recieved it. So my question(s): Am I to pay to have the carpets cleaned? (not a big deal to have to, but it irks me that they obviously didn't do it themselves) If I only lived there 6 months, and I have visual evidence of when I moved in that the carpet was nasty, do I have to pay for new carpeting? And if the paint job doesn't look like I recieved a new paint job, am I to pay for new paint? |

Have the carpets cleaned to remove any dirt you tracked in, and to minimize any chance that they will deduct for this. The life expectancy is correct. It means if the carpets were new at move in, they would expect them to last 5 years. If the carpets weren't new (obviously), they would only be expected to last those 5 years and there will be no deduction if they are already that old. The clause is a standard one in all move out letters. If you have before pictures and leave the carpets cleaner than when you received them, you should have no worries.
The same clause about paint is standard. If the paint is already 2 years old, there will be no deduction for it. It wasn't new at move in either, so you shouldn't worry about it. Just leave the unit clean and have a final walk-through with the LL upon vacating. Take pictures to show how clean you left the unit just in case. Repost here if they take deductions. But don't worry about those clauses, they are in all move out letters. |
