Angry perjury by tenant

Hi all!
I am Jennifer Tan from Malaysia. Really hope that someone can provide me some legal advice. Currently I found out that my tenant had false my signatury to get the access vehicle passcard into the residential area simply just for his convenient without my consent. He conducted such act before our lease agreement being renew after it has expired for about 1 month due to the lease terms have not reach a mutually settlement. I am not happy with his disrespect action and in consideration not to continue the lease with him.My inquiries are:
1) Can I summon him for such perjury and get the access pass card back?Would it consider as a small matter?
2) If I can file him a summon,what would be the proper procedures?
3) How much compensation can I get and how long should I wait for such procedure normally?

Anyone just help and give some advice.

Filing civil suit against a tenant for falsely obtaining a vehicle pass seems drastic. Couldn't you just contact the department or person who issued these pass cards, explain that the tenant's lease has expired and that he is being terminated, and ask that the card be deactivated? The card would then be useless and the tenant could not access the parking area without permission.

I doubt you could receive compensation for your tenant's actions. You have not personally been harmed by his actions. You have not been denied access yourself because of it. He has merely violated the lease by obtaining a benefit that was not included in his lease. What would be considered the value of this parking pass? How would a judge or jury determine how much this pass was worth? And since you are not being charged for it, how does this affect you? These are questions that a court would have to consider before they could determine any compensation amount.

I would advise to contact the parking department and deactivate the pass. Then terminate the tenant's tenancy, since his lease has now expired, by giving him the proper amount of notice for your area. Get him out and re-rent the unit to a better tenant.

If you wish you can report him to the authorities (police) for that. It would certainly teach him a lesson but you will not get money for that normally.
