I installed a water bed and the landlord said I must remove it. The lease says nothing about this issue.
Do I have to comply? |

Depends on where you live. In some states, the LL can require extra deposits for waterbeds since they pose an extra hazard. Those gallons and gallons of water can easily flood a unit if the matress leaks or is punctured, causing an awful lot of damage to that unit and any rooms below it. Additionally, the weight of that water (at approximately 8 lbs per gallon) may be too much for the floor or structure (an old building may not have the construction to handle that much weight on those floor beams). Waterbeds are heavier per square inch than almost any other item in your unit. I suggest you talk to the LL and ask why he doesn't want you to have it. If it is because the structure can't handle the weight, I would definately remove it for your own safety. If it is because of the hazard of the water, suggest he accept an extra amount for deposit (which you would get back when you moved out) to offset any extra risk.
Otherwise, you will be asked to move if you have no lease or will be non-renewed at the end of this lease and have to move. |

I just called him and we agreed to an extra inspection and a 750 deposit. Thanks for your advice!!!

Most LLs are leery of waterbeds because they fear the damages that the large amount of water can cause, not because the weight of the bed. (Most new houses are constructed sturdy enough to withstand the weight.) Glad this has worked out. A win for you. You don't have to disassemble the bed and get another, and you can get the deposit back at the end of the tenancy.
