Confused Who,s Responsible

I WENT TO CLOSE MY CLOSE GARAGE DOOR AND THE THE REVERSE SAFETY SWITCH ON THE DOOR FAILED AND CRUSHED THE DOOR THE LANDLORD SAY'S I AM RESPONSIBLE

he is normally responsible if it is equipment that comes with the apt, and that is a fixture in the apartment--much like stoves, refrigerators etc
