Can I be bound by a commercial lease that I signed in Feb.08 with an added addendum, that was denied twice by the landlord, and finally accepted in July after I told him that I was leaving.

I'm not sure I understand. You signed a lease with the LL in 2/07. Did you ask for an addendum at that time and the LL denied it? Then ask for it again later and he denied it, only to (even later) finally accept it? Is this correct? Did he and you sign that addendum? Or did he state he would accept it after you gave written notice that you would vacate? Please clarify by posting more information. And please state the nature of the addendum.
