dead beat former tenant now has a 1200 judgment against him that i won in small claims but how to get cash from the guy? No job and no friends that i can see?

With noi job and no assets, it's going to be tough to collect on that judgement. You may have toi wait foir him to get his life together first. Most state's judgements are good for 5-10 years so you should be able to collect on it down the road if he does become employed. If you cannot colect any other way, you could also sell the judgement to a collection agency for a fraction of what it is worth. Hey, some money is better than none.
