Unhappy Rental Qualifications

Hello, I need some help!!! I have been living with someone for 12 years, and I need to know if something happens to him and I want to move to another nicer apartment how can I prove I paid any rent or utilities at all for this 12 years. I am on the lease as his wife using his last name. I am not married so it is not my real last name, but i did use my real social security number for id too. also he has ALL the utlility bills in his name only.
So Hoe can I prove a rental history or utiltybills. i give him plenty of money to pay all this I just need to provide proof!!!!????????
Also prior to moving in with him I left my abusive husband who racked up tons of credit card bills in his name and in mine too.
On my last 3 or 4 years credit reports none of these show up as thy are from 1986 and older.
Will rental agencies still be able to bring this up.
My income now is strictly from a social security check, no other income.
Collection agencies put inquries on my credit report each month but no actual bills show up
Thank you

Default Re: Rental Qualifications

When you go to apply for another place, simply write on the application that you rented at this current address under the name "Jane Lastname" rather than your current "Jane Realname". The LL will assume that you were married and have gotten divorced. They will simply ask the current LL if you were on the lease (yes) and if the rent was paid on time (I hope yes). All other issues remain the same. Really, this is no different than if a lady got divorced or newly married. The name she is currently applying under may not be the name she had rented under previously. No big deal as long as the LL is paid on time and you have no violations while you are there. If asked, you can simply state that the utilities were in "John's name" (you don't have to say he really wasn't your husband.) If absolutely necessary, the LL can verify that it was you that lived there by your social. The fact that no delinquent utilities show up on your credit report may be good enough.

As a LL, I don't care that the utilities are paid or not. The only ones I care about are those that the utility company can hold me responsible for if you don't pay them. (The water bill here.) Beyond that, and barring a shut off of heat in the winter, if you get something shut off for non-payment - that's on you. I'm not looking for that in checking an application.

You said you have checked your credit for the last 3-4 years. How was it? Good score? No collections? (Items in collection are different than inquiries by collection agencies.) Other bills paid on time (car, credit card, store accounts, etc.)? Those are what matters. If those old bills aren't showing up on your report any longer, rental agencies won't see them either. They will pull your credit report, so clear that up. They will do a background check - criminal and civil (prior evictions and judgements). They will verify that you rented from this LL and that he was paid on time. (They won't ask which of you paid the current LL.) Other than that, I don't think you'll have a problem.
