Hi I am going to sublease part of the space I am renting to someone. All I need to know is this, I want to put in this sublease agreement that I wrote a 17 word sentence thats states I can terminate this agreement whenever I want without reason. So if after 3 months I dont want them subleasing from me I could just say you have to go! So I want a statement that if the tenant screws me and doesnt pay rent,or if I dont get along with them for any reason, instead of taking them to court I could just say lease is now terminated now get out! And if they dont,I can call the police and have them removed for the property. I want to avoid taking the person to court or evicting someone,so I want this statement to protect me and give me the power to get rid of the person leasing from me any time I want or for any reason. Is there any one out there that can help me come up with a good 17 word sentence to add to this sublease to give me the power?

Sorry, no such power exists. The best you can do is to write a month to month agreement with the sub-tenant. If they don't pay, you get tired of a roommate, or whatever, you only need give them the amount of written notice required by your state for them to vacate. You don't need a reason to ask them to leave. (Please post your state and I can tell you how much notice you would have to give.) They also will have the right to give you the required amount of notice for a tenant (which sometimes is a different amount than the LL must give) in order for them to move out when they wish. If they don't leave after you give them notice, you still have to go through an eviction case to make them leave. But you don't need to prove anything in court other than show a copy of the notice you gave. The judge will order them to move out. The police will not remove a tenant from a unit, even if he doesn't pay rent. They will simply tell you it is a civil matter. Sorry there is just no way to circumvent the law and the person's rights. And if you did, the law allows that person to sue you for an illegal eviction. You could be forced to pay for their rent in a new place and more! It's just not a smart move to try this.
