Default What constitutes a sub-lease

I own a dance studio where I lease the space from the owner of the building. The teachers that teach at my studio pay me a floor fee to use the space to teach lessons, classes and have practice dances. They pay either an hourly rate, a percentage of the door, or a fixed fee to use the studio. Is this a sublease?

This is a commercial property. Rules are different for commercial properties than they are for residential. You would have to look at what your lease says you are allowed to do. Did your LL know that you would be renting floor space to dance teachers? Do these teachers sign leases/contracts for a period of time to rent the space from you?

Yes, the LL did know how I would be conducting business (by charging a floor fee rather than hiring instructors to work for me). No, so far no one has signed any contracts with me although one of the instructors wants to have one. Does that make a difference, if there is a written contract?
