Unhappy damage caused to personal property...

I recently moved into an apartment, there is a wall outlet with faulty wiring I had my tv, laptop, home theater, etc plugged into, and now all the equipment is damaged. technical explanation - hot wire shorted to the ground, and when the cable was hooked up having a ground, the electricity passed from faulty ground through the laptop, through the theater unit, through the tv and finally through the ground on the cable wire. will the landlord be responsible for repair/replacement of the damaged property or just the repairs to the faulty wiring in the socket?

Thanks,
Chris

The LL is responsible to repair the unit, your rental insurance is responsible for replacing your belongings. No LL's insurance covers your items. Sounds like your unit has no ground wires anywhere. If so, you need to check to see if it was in violation of housing codes, or was it grandfathered in under old wiring codes? If grandfathered, he had no obligation to meet the new codes and you will have to eat the cost. If in violation, you need statements from the housing inspector and the fire department/electrician to verify the cause of the fire to sue him. Chances are, you will end up with no coverage. This is another reason to ALWAYS obtain renter's insurance. It is cheap for the protection it gives.
