Confused Damage to rental unit furnishings

Hi, I have a rental that has been damaged. The property is in PA.

1.) This is a furnished rental. The couch was destroyed. Do i charge the cost of the exact same make/model to replace, or do I depreciate it since it was 1 yr old.

2.) My carpet has about 10=15 cigarette burns in the middle of it. Should I charge for a full replacement since pieced carpet is not ideal? I know I should depreciate the carpet costs.

You do need to either depreciate the couch or charge the amount for a used couch of the same make. (A new couch is much more expensive than a used one that is a year old.) You should depreciate it according to what you declare on your tax schedule. The same as the carpet.
