Default new owners and the laws for no notification to tenants

Hi,
I live in Louisiana. I have been renting an apartment for a year now. I just
recently was notified that my apartment complex was switching companies.
They did not notify the tenants that they would no longer be our landlords.
They had already switched companies when they decided to post a note on each
renters door. My question is, my lease is going to be up next month. Do I
have to renew it with this new company? I have requested a lease form from
the new landlords and their prices for the apartment. And their stipulations
are ridiculous compared to the previous owners. Tenants now have to pay for
an extra bill that was covered by the rent payment from the ealier
landlords. Also, their lease is for 12 months now. The previous owners
offered 6 month or 12 month. The new owners only offer 12 month. I am trying
to find a new place to move due to the fact that I don\'t want to live in an
apartment any longer, but I don\'t want to renew my lease and have to stay
for a whole other year! I was just wondering what my rights would be here,
do I have to renew my lease when I pay my rent for next month, do I have to
renew a lease, ect. Thanks for the help!

It's the owner's choice on who to use for management. Your lease is on effect no matter who management is, so you don't have to be notified prior to a change in management. Your lease remains the same.

Once your lease is up, any term of the lease can be changed by just giving you the appropriate amount of notice. You know what the new terms will be if you stay past the end of your lease, so they have given you sufficient notice. You can either chose to stay at your unit past the end of your lease under these new terms, or find another place, give appropriate notice, and move out.
