What are my options when my landlord does (or does not) do something that put them in violation of the terms of my lease? (This is a commercial lease by the way)
Is there a regulatory board/association/etc. that I can report it to? Is there compensation that I can seek? Is it something I can hold in my back pocket when it is time to renegotiate an extension? I'm not looking to get out of the lease by any stretch of the imagination, but I do not want the landlord to get away with this either. |

You really need to give some more information before we can answer accurately. What exactly is it that your LL is doing (or not doing) to violate your lease? How is this listed in your lease - what does the clause say that pertains to this issue? Does your lease give you any remedies listed in it?
In general, there are usually few or no laws that pertain to commercial leases - you'd have to check the laws in your area to see if anything is written for commercial leases. The laws written for residential landlords and tenants do not apply to commercial leases, so anything listed as a right or remedy there will not apply to you. It is the norm for the lease itself to be the law or rule to follow in all disputes. If nothing is listed, it is your right to negotiate a remedy with the LL for whatever violation there is. Please provide more info. |
