5. Tenant further agrees that:
e. Tenant shall give a minimum of two (2) months notice to terminate this lease. Providing I give two months notice, does the above clause permit me to: (1) terminate without cause and (2) terminate without penalty? *When would the 2 months officially date from? Simple answers are NO and NO. Your lease clearly states it is a 12 month lease. You cannot terminate for no cause without penalty. This clause simply means that you must give 2 months of notice to vacate at the end of the lease term or after. Give notice by 1/1/ to leave on 3/1.
