Property Management won't pay

I live in CA and own in AL and we have a property management team taking care of our property. As of 2/1/08 supposedly we have a new tenant, we have yet to see any of the funds or paperwork proving that this is the case. We call and e-mail the property management and no one calls us back. What can we do to get paid and make the property management act?

What kind of agreement do you have with the PM for renting a unit? Does the PM screen the applications and accepts the tenant? Do they withhold the first month's rent as a fee for finding the tenant? Perhaps this is why you haven't gotten any money yet. I would send a certified letter (mailed return receipt requested) to the PM and ask for details on the new tenant. Ask for a signed copy of their lease, a copy of their application, and for the funds that they should have paid before moving in (deposit, first, and possibly last month's rent). Keep a copy of this for your records. If they do not respond quickly, I would read through the agreement and see if you can fire this PM company as they are obviously unresponsive. No one needs a PM like that.
