Slovenia - real estate agent

Dear Sirs

We are a Real Estate Broker based in Southern Spain. We are in the process of setting up a collaboration with a real estate agency in Slovenia. We would like to know by law how much commission may be charged to the buyer (non Slovenian resident) when a sale is confirmed. I understand by Slovenian law that 4% is the total commission allowed in total from both the vendor and buyer. As we are not based in Slovenia, how does this affect us?

For example: If the real estate agent in Slovenia is charging their vendor 3% does this mean that we can only charge our buyer 1%?

Generally it does not apply if the buyer and you are out of the country. But some local regulators may try to argue that the 4 percent rule applies to any deal involving Slovenian land. We don't think that is correct but you may want to consider that when setting the prices.
