Let's say Tenant A is engaged into a contract with Landlord Sam. After much delays, Landlord Sam finally delivered the LOI and the commercial lease over to Tenant A. After reviewing the lease agreement on the agreed terms, Tenant A signed the lease agreement and sent it back to Landlord Sam. After a week, Tenant A was informed that Landlord Sam is still in an existing contract with Tenant B, which will expire on May 31, 2012. So all three parties set up a meeting to discuss over this issue. At the meeting, they all came to a verbal agreement that Tenant A will sublease from Tenant B at a lower price until May 31,2012 and will engage in a 10 years lease with Landlord Sam right after that (Tenant A is already agreed with Landlord Sam to make an initial deposit to secure the space). A few days after the meeting, Landlord Sam told Tenant A that they are inclined to move forward with the contract under the verbal agreement between all parties. Tenant A proposed that they should go back to the initial agreement between Landlord Sam and Tenant A with the approval of Tenant B. Landlord Sam again declined to move forward with the contract unless Tenant A agrees to their new terms (which only favors Landlord Sam).

I hope that you can understand the current situation. I was wondering, what choices that Tenant A has right now under this circumstances. Should Tenant A enforce Landlord Sam to carry out the initial agreement? Is Landlord Sam in breach of this contract agreement. Landlord Sam hasn't cashed the security check nor signed the lease agreement. They have implied and misled Tenant A throughout the whole contract. What sort of rights that Tenant A have right now to protect them to entitle to this contract?

Yes i was hoping some one could give me some advice i live in tennessee but i need info on attorneys in omaha nebraska, i had a truck leased on to a company but the contract was never sent for my signture,so my truck did not run under a contract .i had decided to move my truck to a better company so i had my driver take it 13 miles down the road to a company they do business with 2 to 3 times a week it was better than leaving it in a unsecured truck stop! well the company has charged me to recovery the trailer, what they did was found a old contract from 2007 and used it that contract. it was voided the day i left the last year, see i did work for them in 2007 and in 2008 of june i left them for tree months went back in october2008 and there was a new contract made the one i never received but my driver had a unsigned copy, with no signture, does anyone know what i can do
