Security Deposit claimed as debt

I had tenants who moved out and left damages of about $3,000. I sent a list of items claimed from the security deposit. I kept the full security deposit of $2,000.

I received a call from a lawyer asking about the security deposit - yet, claiming if I didn't respond within 30 days he would see it as a valid debt. He stated he was a debt collector.

Can he bypass Landlord Tenant court re: a security deposit dispute and go right into debt collections?

No--he would have to go to court if he disputes your itemization.
