I purchased a townhouse in 6/2006. The seller at closing said there was not a HOA. 10 months later, I'm approached by neighbor asking me to join the board. She gave me the HOA Mgmt Company contact information.
I spoke to the Mgr, and he informs me that they are not aware of the sell and that the previous owner should not have been able to sell to me. They have an eviction in order for my unit in the name of the previous owner. Mgmt ask, why I waited a year to contact them. I asked him why is he managing property and not aware of sells. I looked on my county's court site and they have filed a complaint against her twice; once in 2002 & last year. My realtor said that I should be protected w/ title insurance. Where is this located on closing docs? HAve I inherited her debt? Does title insurance clear me from her debt? |

The title insurer should be responsible; ask them to review and comment.
