Cool Mobile Home Dilemma

Bought a new Clayton Home in 04/06. Warranty period one year. They have done repairs past the warranty period but are now asking me to sign a document that seems to bar all future claims. I am uncomfortable doing so if future problems could be traced back to improper installation/service by Clayton (in particular, a mold problem that was first discovered during the warranty period, but has appeared a second time recently). Should I sign the document?
