Unhappy Broke and have been left a house.

I co-own a property with my friend(I had better credit and he needed help buying the house). The plan was I would have him buy out my share and take full ownership of the property. I'm currently out of funds (Had job offers and would have been starting work next week) and was on my way to building up a savings again. Then my roommate commits suicide, and im left with full ownership. The mortgage is coming due soon and I dont have the funds to pay it in time. I learned that out of a $125000 loan we've only reduced it by approx. $7000. I've called a service where they buy the property for cash, rennovate and sell it, but they crunched numbers and decided they weren't confident they could cover my remaining mortgage alone, much less put any cash in my pocket.

Im going to the bank Monday to discuss my options. Anything I should worry about? Are their any avenues I can pursue to sell my home and stave off foreclosure or, at worst, filing Chapt 13.
