My wife and I made an offer on a short sale house. Our agent informed us the next day our offer was accepted pending the banks approval. A few days later he informed us the bank had approved the offer and we needed to dewinterize the house for a home inspection and get utilities turned on, these costs would be partially refunded at time of closing. But a few days before closing our agent informed us that the bank with the second mortgage that my wife and I had no idea about, had not approved the offer yet and closing would be delayed. A few days after the proposed closing the second bank approved our offer for $2500 more than we offered. We then withdrew our offer but are being stuck with costs of now winterzing the property, property assessments, and other such costs. Are we liable for these costs since our offer was never actually accepted?
