Lease Option Deposit

Nevada; I signed a two year lease option contract to buy a home. The contract states that I had to secure 3rd party financing at which time the deposit plus an additional $150.00 will also go toward the down payment on the purchase. (I was unable to do because I am self employed and need two years tax forms and the business was started at the time of the lease option)The contract also states that the option can be extended if both parties agrees. I sent a letter to the owner asking if we could extend the option with an offer to buy at at least the current market value at the end of the extension. The extension was denied by the owner, since the market had fallen and they currently owe more than the house was originally purchased for. The price originally agreed to was based upon the continued market value increase. In the contract it also stipulated, I was to notify the owner 4 months if I was going to exercise the option, instead, I asked for an extension with a future agreement to buy (to satisfy the two year tax statement requirements, which I explained to the owner in my letter) the owner denied the extension. Am I leaglly entitled to demand the return of my deposit?
