disputed escrow
I made an offer on a "short sale" and deposited earnest money w/escrow company. The holding company for the property never acted on my offer and the contract I signed has expired. I no longer want the property and just want my money back, but the escrow co. states they need a mutual release to be signed to release my funds. Unfortunately, the actual owner of the property (not the holding company) refuses to sign, and feels the money should be his (figure that one out!) What is my next step and what court do I need to file this with (if it becomes necessary.)?

Based on what you say here, you could file suit against him (or at least threaten to do so) in small claims court or in regular court; filing in small claims court is easier and requires no attorney...you could try to collect all of the costs and damages that you suffered due to his behavior... You may also report him to your state attorney general's office for fraud if you suspect outright fraud.
