Default What are the precautions on keeping a new tenant?

Hi everyone, I have a property left vacant near my house and I do not want to sell that. I have been wanting to keep a tenant (there have been offers lately) but my decision has taken a back seat when I heard about a relative of mine being duped by his tenants and getting wrong on the law side. I know that there are precautions you can take to avoid bad tenants……just drop me a few suggestions or tips to help me keep a good tenant.

Any suggestions would be appreciated (not the unusual ones).

my fiance was accused of domestic violence in the 3rd degree which is a misdemeanere and with a harrassment against me based on someone saying they say him hit me. I have made a statement saying that he did no such thing yet they still took him and today he has court but I dont know what is going to happen. he is on his last 6 months of a JISP probation and is still 17. can he be convicted and if so for how long and if notr what are his options? do I have any say in the restraining order or if I dont want anything to happen to him??
