Confused Selling homes -residential use/commercial zoning

I am preparing to sell two small properties which are zoned commercial each of which have a house on them. The houses will probably be torn down as the value is in the property. I am receiving conflicting advice on the need for "Seller Disclosure" "Lead Disclosure" statements. The property is located in Michigan.

If they still have a house that legally can be used then you should disclose.
