Default Is Contract to Sell Still Valid??????

My mother had a contract to sell her home in Texas to my aunt. My mother died last month. My Aunt still owes almost 2/3 of the contract price. Is this contract to sell between them still valid? It was notarized but not recorded in any courthouse, as there is a small mortgage on the home.

The estate takes over the contract normally; you can all agree some new terms if need be.
