I partnered with a friend and let him start a business in my NJ commercial property. The deal was I would receive a percentage of the profits with a reduced rent. HE then opened up another business entity with his Dad so our business makes no profit as all the debt is in our business and the profits in the one with his Dad. He has paid nothing in rent. As a partner, can I have the sheriff lock the building to avoid him taking everything and moving out until there is some resolve? I am pressuring him for rent money and telling him if he doesn't pay I will have to evict him so my guess is he will leave and walk away from what he owes as well as take all the business contents? I have talked to him and his Dad, put this in writing, offered him a lease and tried every avenue of being reasonable I can tihink of. What are my legal options? Your help is appreciated. Thank you.

All I have gottten are excuses, false promises and maipulations to stall for time, avoid meetings and attempt to make me out to be unreasonable when he is sitting for free in a 10,000 sq foot space. This has gone on for months and I have exhausted my time and patience trying to compromise and come up with some sort of minimal compensation and something in writing. Now I just want him out but by doing it the right way. |

|
you go to the courts and file for your part of the business, then get the cops look the place up till you get what you need out and then he can take what ever. in many ways this is just like a marriage.
